Are you thinking about selling your home this Fall? Here are 5 amazing strategies to maximize your home’s potential and help you successfully sell your home before the Holidays.

 

Fall can be a tricky time to sell your home...you have a very short window between kids getting settled in school and the holiday season starting to really make a great first impression and attract high-quality offers.

We NORMALLY see new inventory steadily drop after July, bump up in October, and then drop again in November and December.

All the while, the number of sales steadily drops from July to November with a slight bump in December. Hm. That tells me seller demand is not the only thing coming up in October!

Without further a-do, here are 5 strategies to make your home more attractive to buyers this Fall.

 

Strategy #1: Boost your curb appeal
This summer has been unbearably hot with virtually no rain in sight, so some yards took quite a beating this year.

Ramp up your watering schedule to get some green back. Re-mulch the flowerbeds and plant some beautiful fall flowers to give your yard a warm pop of color. Some great options are marigolds, hydrangeas, roses, and chrysanthemums.

Once you’re done with the landscaping, it’s time to freshen up the exterior of your house by power washing the entire home.

This includes the walls, driveway, sidewalks, and front porch. Clean off all the dirt and gunk that has been building up over the years.

 

Buyers can be extra picky this time of year...so you want to make sure that buyers are WOWed when they pull up to your house. First impressions matter!

 

Strategy #2: Declutter
Think closets, drawers, countertops, bathrooms, and the pantry. Take stock of your inventory and get rid of everything you don’t use or wear anymore.

It not only makes your home look nicer, but it gives buyers the confidence that they will have enough space for all of their things.

And as an added bonus, it reduces the stress of scrambling to figure out what you need to keep or get rid of while you’re packing up and getting ready for moving day.

 

Strategy #3: Knock out quick repairs & service the HVAC/fireplaces
Front door a little weathered and worn? Paint it.
Janky kitchen drawer? Fix it.
Light bulbs burnt out around the house? Replace them.

These are all really simple tasks that can give buyers the best impression they can possibly have while they are in your home.

When a buyer feels good about your home, they will be more likely to write a strong offer.

Another thing to focus on is the HVAC and fireplace (if applicable).

Have these items serviced to ensure they are working properly for the upcoming Holidays & winter season and avoid any negative notes on the inspection report.

And yes...I know. We are in Texas, but again, a buyer who feels good about the home will more likely submit stronger offers. And in a market where you have a short window to attract the best offers...everything counts!

 

Strategy #4: DO continue decorating your home
Just because you are selling your home doesn’t mean you should forgo decorating for the Fall season.

Buying a home is an emotional experience...so make sure the buyers can picture themselves in their new home during the holidays by making your home feel warm and cozy (YES...I know...we are in Texas).

Strategy #5: PRICE IT RIGHT!
I can’t stress this enough. If you want to sell your home this Fall, you have to price it right!

There are fewer buyers in the market than what we had earlier this year as interest rates continue to rise.

I’ve seen a lot of great homes sit on the market for a few months and ultimately settle for less than what they could have got because the pricing strategy was wrong. Don’t make that mistake.
